We understand that purchasing a home in a unique waterfront resort community comes with important questions, and we are here to help make the process simple and transparent. Below, you’ll find answers to some of the most common questions regarding home ownership, land leases, pricing, amenities, and community living. If you need additional information or personalized assistance, our team is always available to help guide you through every step of the experience.
The homes are located on tribal land, which means buyers purchase ownership of the home itself while leasing the land beneath it through a long-term land lease agreement. Residents enjoy the benefits of homeownership within the community while paying a monthly space rent for the homesite.
The current land lease term is 10 years. Additional details regarding lease terms, renewals, and community guidelines will be provided during the purchasing process.
Monthly space rent is $650 per month for waterfront homes and $425 per month for non waterfront. Space rent typically covers the lease of the homesite and may include access to select community amenities and services.
Dock slips are not included with the purchase of a home. However, residents have access to daily boat slip rentals, which may be reserved based on availability for $40 per day. This allows residents convenient access to boating and waterfront activities without the commitment of a permanent slip lease.
